Renters may have fewer homes to choose from in Colorado.

The 2008 Democratic National Convention may also be another reason for the scarce rental vacancies. The convention will be in Denver in August of next year. Visitors to the convention have already started looking for short-term rentals with in a short distance of the Pepsi Center. On the Denver 2008 rentals site, Denver homeowners have started posting their properties as dnc 2008 rentals.

Homeowner Jeff Davis has offered up his condo for rent specifically during the convention. "Competition is going to be the hotels (which are) $200, $300 and $400 a night. It seems like a good time to rent the place, generate a little extra income and potentially get out of town," he said.

The organization Housing Helpers of Metro Denver has already received phone calls from groups looking for rentals ranging from a few weeks to more than 6 months. "People are looking ahead," said Dave Janecek, a Housing Helpers employee. "I guess they anticipate, if they don't take care of it, there's a limited supply of housing and when it's out ... it's out."

Housing experts expect the demand for temporary housing to move well beyond hotel rooms. Pat Waak, state Democratic Party Chairman, said 12,000 volunteers for the convention will need a base of operation and a place to stay. "If you have a best friend, who live in downtown Denver, call them up right now," Waak said.

The highest price offered for a place to rent during the Democratic National Convention this August is $15,000! Wow! I think it is great that people in denver can specifically benefit from this event coming to town. Not only will the DNC 2008 be a positive force economically and exposure-wise for the city, but why shouldn't the average citizen make some money too.

I am curious to see if the values go up or down as the convention approaches; after all, the hotels are all booked already...

CBS4's website reports:

The scramble for lodging during the 2008 Democratic National Convention is on.

The Democratic National Committee has blocked out 17,000 Denver-area hotel rooms for a week, but won't allow any of the 35,000 people expected to reserve them until January.

A $1 million donation will land a company on the DNC's priority housing list.

A $250,000 donation will secure at least one room.

So, companies are looking for alternatives to hotels and some Denver residents are looking to cash in on providing lodging during the convention, scheduled Aug. 25-28.

Area residents ready to rent out for DNC 2008 Convention week

DENVER Metro area residents are reaching out to the 35,000 visitors set to come next summer for the Democratic National Convention. Numerous homes, condominiums, and lofts have been posted for rent at various Internet sites for the week of Aug. 24-28, 2008.
"I think it's a good way for people to make money," said Petur Workman, who is a realtor with Coldwell Banker and who is renting out his Hilltop home to friends from California during the convention.

Workman says it is the entrepreneurial spirit of Denver residents being sought out by those coming to town next summer.

"What's happening is (the delegates) staff are calling," Workman said. "They're making the calls here. They don't want to be in a hotel room."

The cost of the listings, posted on Web sites and Vacation Rentals by Owner, range from $5,000 for the week in a "beautiful five bedroom home in the foothills" to a renovated loft that "features a vibrant view of the 16th Street Mall and the downtown Denver cityscape" that runs $40,000 for the week. Other sites hosted by companies like Denver 2008 Rentals also have Denver rentals listed.

"Some people have second or third homes here," Workman said. "They're not even using them. There'll be a lot of people on vacation in August. They're taking vacations before the kids go back to school."

The Denver host committee arranged to set aside 17,000 hotel rooms for the delegates descending on Denver. The Democratic National Convention Committee (DNCC), the organization set up by the national party to arrange logistics for the convention, is encouraging its members to seek hotels first before branching out to private homes.

"Currently, our primary focus is on the traditional housing assignment process which is based around hotels," said Natalie Wyeth, press secretary for the DNCC.

Even those on the DNC hotel committee though believe roughly ten percent of the people coming for the convention will stay in private homes.

"I've heard a lot of people casually mention, 'Gee, I wonder if I should leave town and rent my house,'" said Ilene Kamsler, who runs the Colorado Hotel and Lodging Association. "The closer you get to the convention when space is really going to be tight, the more you can ask for."

Metro-area residents offer homes, apartments for rent online to convention crowd next August - Chris Barge, Rocky Mountain News

Hey, buddy!


Need a place to stay for the Democratic National Convention next August? Well then, has Toby got a deal for you!

 

The Metro State student doesn't want his last name published since, in his words, "It's really a little questionable what I'm doing."
 

Toby was one of 61 people in the Denver area with ads offering up their homes or apartments for rent during the week of the convention.
Prices ranged from $1,200 for a one-bedroom Capitol Hill apartment, up to $50,000 for a two-bedroom historic loft in LoDo.
Sure, you could try to stay in one of the 17,000 rooms the Democratic National Convention Committee has blocked off for the 35,000 people expected to flock to the convention. But wouldn't you prefer a little more room to stretch out?
Toby's asking $7,000 for one week in his rent-controlled, two bedroom loft on the 16th Street Mall. He's charging $12,000 if you want to double your stay.
Toby acknowledged his is one of the sketchier offers, especially since his rent is only $840 a month. But check this out: His large screen TV is equipped with both an Xbox 360 and a Nintendo Wii.
Just don't tell his landlord about the arrangement, he begs.
"I wonder if this is just a pipe dream," Toby said.


Gary Freedman thinks the expectations of people like Toby probably fall into that category.
Freedman has also put his luxury LoDo loft on the convention market. He hasn't set his rate yet, but says his expectations are more realistic.
"I don't think the insane prices are going to happen," he said. "It's like any type of hype. There's the hype and sizzle and then there's the reality."
The commercial insurance agency owner hopes to pool his place with about five other owners in his building and rent them out in a block to a corporate client looking for an upgrade from the typical hotel atmosphere.
The Denver National Convention Committee will begin assigning its block of hotel rooms to delegates and other convention attendees starting in November.
For now, the committee is focused solely on placing attendees in hotels, said spokeswoman Jenni Engebretson.


Many of the people trying to rent their residences are hoping those hotel rooms fill up fast.
"I put an outrageous price on it at first, just to see what kind of response I'd get," said Jared Theis, who is asking $12,000 for his two-bedroom LoDo loft.
Theis, 26, said he will "definitely lower the rent" if he can't get anyone to pay his top price.
Others, however, say it's all or nothing. "It's got to be stupid money or why would I go to the trouble," said David Ruley, who wants $20,000 for a week in his three-bedroom historic home with enormous yard at East 14th Avenue and Monaco Parkway.
As for Toby, his hopes of actually pulling in $7,000 for his apartment were waning Wednesday.
"In retrospect, I shouldn't have put the Xbox and the Wii in the ad," he said. "It sounds a little immature." "Do me a favor, will ya?" he a told a reporter. "If you hear of somebody looking, send them my way."
